Access Home Equity
Access capital while deciding whether the existing first mortgage should stay in place.
Financing Strategy
I work across conventional, home-equity, investment-property, and alternative programs. Before comparing structures, I look at the property, existing financing, income, equity, credit, and what you are trying to accomplish.

The Starting Point
Preserving a low first-mortgage rate, buying a rental property, documenting business income, and purchasing a primary residence are not the same analysis.
Access capital while deciding whether the existing first mortgage should stay in place.
Evaluate purchase financing from income, assets, property, credit, and ownership plans.
Compare structures from property type, strategy, cash flow, and borrower profile.
See whether refinancing or equity-based financing improves the overall picture.
Consider alternative documentation when conventional underwriting does not fit the file.
Financing Categories
These are tools, not interchangeable products. Each carries different costs, requirements, and tradeoffs.
Flexible access to home equity while the existing first mortgage remains in place.
May fit when: Preserving the current first mortgage and drawing funds as needed are important.
Replace the existing mortgage with a new loan while converting part of available equity into cash.
May fit when: Replacing the first mortgage is acceptable and the overall economics make sense.
Financing for primary residences, second homes, and eligible investment purchases based on the borrower, property, and transaction.
May fit when: The goal is acquiring a property, not restructuring an existing loan.
Rental and investment properties may use conventional investment programs, DSCR underwriting that can emphasize property cash flow, portfolio options, or other eligible structures depending on the property and borrower.
May fit when: Property type, strategy, reserves, and underwriting path still need to align with lender guidelines.
Home-equity financing or refinancing may restructure higher-cost obligations, but payment, term, total cost, and secured-debt implications need review first.
May fit when: The purpose is lowering cost or simplifying payments, not simply moving balances into home-secured debt.
Some borrowers may qualify outside standard agency underwriting, depending on income structure, assets, property, credit, and lender guidelines.
May fit when: Conventional income documentation does not reflect how the borrower earns or holds liquidity.
The Analysis
What needs to happen?
Mortgages, liens, rates, and terms already in place.
Value, type, occupancy, income potential, and intended use.
Income, liquidity, credit, and obligations together.
Expected holding period, payment structure, rate exposure, fees, and overall economics.
What changes under another structure, or if nothing changes?
Lending Access
Access to a broad lender network gives me more guidelines, structures, and underwriting approaches to compare. The value is not the length of the lender list. It is knowing which options are relevant enough to investigate.

A Filter, Not a Menu
Qualification is only one part of the decision. Payment, costs, rate structure, time horizon, purpose of funds, and existing financing all matter. Sometimes the right answer is a different structure. Sometimes it is leaving the current financing alone.
A Conversation
Start with the property, what is already in place, and what you want the financing to do.
A few details will help me understand the property, the financing need, and what may be worth exploring.
